Project Management ConsultingAt People Space, our project management consulting services include the selection of an architect, public bidding for a general contractor, scheduling, estimating, budgeting, including the previously mentioned programming, space planning, architectural design and construction, auto cad schematic design layout, construction administration, furniture/telecom planning, and quality relocation services. Our project management consulting services also include public requests for proposals from architectural design and construction professionals, assistance with selection of design professionals, working with contracts group on awards, and establishing the notice to proceed date with the architect. Once we have reached an agreement to proceed with architectural design and construction, People Space will coordinate all meetings between the architect and client representative, through the programming, schematic design, design development and construction document & specification stages of the design process.
Once we have the Critical Dimensions and specifications, a member of our project management consulting team will work with the client contracts group to advertise the project for public bidding. We conduct a pre-bid walkthrough of the project space, the architectural design and construction requirements, and we insure each general contractor has document and bidding instruction packages. We assist you with bid opening and we work with you and your contracts group to vet and eventually award the construction contract to the successful General Conractor. We manage all submittals, field orders, change orders, vendor quotes, requests for purchase orders, invoice submittal, and complete approval and tracking of all project-related documents. Our project management consulting services include working with the General Conractor to create a master construction schedule and create and manage the project budget. We are also keenly aware of the need to manage all fire, life safety, infection control, environmental and sustainability concerns throughout the life of the project. We pursue the final construction punch list to completion. Our goal is to help clients keep the project under budget, and on schedule, while minimizing disruption to adjacent areas, and maximizing the ease of occupying the completed facility. We do not consider the job complete until we have successfully assisted you with quality relocation services. Included in our quality relocation services is full service move coordination. We offer complete coordination and scheduling of all pre- and post-move space plans, vendors and activities. We supervise methodical packing and labeling of all office contents for safe, efficient, and easy transport and installation. Also as a part of our quality relocation services, we schedule a post move visit with the movers to assist with any wall hangings, minor changes and packing material removal and any other post move issues.
