UC San Francisco (UCSF) Medical Center, Office of Design & Construction - we represented the University as a project manager in their hospitals, clinics, diagnostic and administrative spaces on Parnassus, Mt Zion, Mission Bay and Laurel Heights Campuses. PeopleSpace worked on the Academic or Campus side from 1996 through 2001 and with the Medical Center from 2001 until June 2009. Since 2001, we have managed over 80 projects of various scopes and budgets from $50K to $11M. This includes budgeting, schedules, contracts and purchasing for both the design and construction contractors for each project.

A sample of the projects would include the installation of Gamma Knife Perfection Radiology Oncology equipment, and the remodel of many outpatient clinics, such as Diabetes, Vascular Surgery, Chest Allergy and Hematology. We also created a state of the art Spine Center, reconfigured Mammography Reading and Screening spaces, which allowed the imaging and screening equipment to be updated from analog to digital. 

We have managed as many as 12 projects at any given time, including smaller projects involving Plastic Surgery, Colorectal Surgery, Emergency Generator, along with many Radiology projects of various disciplines, budgets and durations. All projects included collaboration with OSHPD, JCAHO & SFM review/approval processes, while observing strict adherence to infection control procedures in 24/7 acute care settings. Typical project tasks included architect recruitment/selection, general contractor public bidding, working with our Contracts Group to award and execute design and construction contracts and manage all change orders, RFI, field orders, etc. PeopleSpace represented the University for Vendor relations, using their FMTrak business system to review and approve quotes, prepare requisitions for Purchasing to issue purchase order back to the vendor for ordering project related products.

Consulting at PG&E in their Energy Efficiency Services Group, as a project manager, providing Project Management, space planning, AutoCAD layout, budgeting, scheduling, furniture, telecom and move planning. construction management, estimating, budget and schedule preparation, AutoCad space plans, interior design, furniture planning, IT, telecom planning, revision and distribution to design team. Project work flow was coordinated with that of other PMs to avoid overlap of work, assignment of staff, etc. Other taks include confering with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems. Schedule the project in logical steps and budget time required to meet deadlines. Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer. Select, contract, and oversee workers who complete specific pieces of the project, such as painting or plumbing. Evaluate construction methods and determine cost-effectiveness of plans, using computers.
